How Our Property Assessment Technicians Are Trained

Each TURN™ starts and ends with an assessment. That makes the condition report the record your deposit decisions, repair scopes, and owner conversations depend on.

Every Revlli Property Assessment Technician (PAT) is trained on one written standard, so a report looks and reads the same no matter who did the walkthrough.

One standard, every property

PATs follow a guided, room-by-room walkthrough in the same order at every property. In each room they assess and record:

  • Walls
  • Ceilings
  • Flooring
  • Windows and coverings
  • Doors and hardware
  • Lighting and fixtures
  • Outlets
  • Built-in appliances

Before leaving, they run a completeness check and fix any gaps on site, so no room is skipped and no required field is left blank.

Photo documentation built for disputes

Our photo standard is designed to hold up when a charge is questioned.

Every room

A wide shot, a photo of each wall, the floor, and the ceiling, plus a photo of the light fixture switched on.

Every defect

At least two photos: a wide shot showing where it is in the room and a close-up showing what it is and how large.

Every report

Opens with the street number, front of the home, and front door, which ties it to the correct address.

Facts, not opinions

PATs are trained to describe what they see, not to guess who caused it.

What you’ll read

“Approximately 6-inch scuff, lower left wall.”

What you won’t

“Resident dragged furniture.”

Who is responsible is your call, and our Responsibility Report gives you the evidence to make it.

Move-outs measured against move-ins

At move-out, PATs compare each item with the move-in baseline photos and classify every finding one of three ways:

  • Matches baseline
  • Normal wear and tear
  • Damage beyond baseline

Cleanliness is recorded separately

Cleanliness and trash-out are recorded apart from condition, since they are separate grounds for deduction.

No baseline? We say so

If no move-in baseline exists, the report says so clearly.

Safety and security

PATs check window locks, handrails, and any compliance items you require. They record every key and remote left in the property.

Smoke alarms and lock re-keying before a new resident moves in are handled by a licensed locksmith if requested in addition to the reports.

Hazards get a same-day call

If a PAT finds a hazard such as exposed wiring, a gas smell, or a structural concern, we call you the same day instead of waiting for the report.

Accurate by design

Untested means untested

PATs never mark something as working if they couldn’t test it. With utilities off, the item is recorded as Unable to test

Private items stay private

Photos showing personal documents or belongings unrelated to condition are removed before the report goes out.

A second set of eyes on every report

  1. Inspection

The PAT completes the walkthrough on site.

  2. Same-day submit

PATs sync and submit reports the same day.

  3. Independent review

A reviewer who did not perform the inspection checks it against a pass/fail checklist.

  4. Delivered to you

Our standard is delivery within 24 hours of the inspection.

Records you can count on

Each report is stored with the property’s record and becomes the baseline for its next Turn™.
